Most search results for “Koh Samui house rental” are short-stay holiday villas dressed up as long-term homes. If you are relocating, working remotely from the island, or spending a full season here, the criteria you should care about are very different from those of a two-week holiday booking.

Why Long-Term House Rentals in Koh Samui Are Different
A short-stay villa is priced and managed for guest turnover. Cleaning, towels, and welcome baskets are bundled in, but the nightly rate is two to three times what a comparable long-term rental costs — and the lease terms are designed for holidaymakers, not residents.
A genuine long-term home is the opposite. The monthly rate is lower, the lease is at least one month (often six to twelve), and the property is set up for daily living rather than Instagram. That means a real desk, a real kitchen, predictable utility bills, and a landlord who responds when something breaks.
When you compare options, look past the photography. Ask what the property is actually used for the rest of the year. If the answer is “Airbnb,” the layout, furnishings, and pricing will reflect that — and you’ll feel it after the first month.
Popular Areas for House Rental in Koh Samui
Koh Samui is small (roughly 25 km across) but each coast has its own character. A short shortlist of the areas long-term renters tend to consider:
Plai Lem
Quiet residential area on the north-east coast, popular with long-term residents. Close to Choeng Mon Beach, Fisherman’s Village and the airport, but without the noise of a tourist hub.
Choeng Mon
Calm bay with a long, swimmable beach and a small village feel. Suits couples and families who want easy beach access and a low-key atmosphere.
Bophut & Fisherman’s Village
A walkable, restaurant-heavy stretch of the north coast with weekly walking street markets. Good for renters who want nightlife and dining within walking distance.
Maenam
More local in feel, with the longest beach on the island and lower rental prices. Popular with long-stay budget renters and families.
Lamai
Second-largest tourist area on the south-east coast. More affordable than Chaweng with a quieter beachfront, but limited inventory of true long-term houses.
Chaweng
The island’s busiest tourist centre. Convenient for shopping and nightlife, but most rentals here are short-term holiday inventory rather than long-term homes.
Lipa Noi & Taling Ngam
West coast, sunset side. Sleepy, scenic, and significantly further from the airport — better suited to renters who want isolation over convenience.
What to Check Before Renting a House in Koh Samui
The biggest gaps between expectation and reality on Samui are almost always operational, not aesthetic. Run through this list before signing anything.
Internet
Confirm fibre is installed and ask for a speed-test screenshot. 4G hotspots are not a substitute for remote work.
Water supply
Many areas rely on private wells or trucked-in water. Ask how the property is supplied and whether shortages are common in dry season.
Electricity charges
Some landlords bill at inflated ‘tourist’ rates. Ask for the unit price (per kWh) in writing before signing.
Maintenance
Who fixes the air-con, pump, or hot water if it breaks at 9pm? Owner-managed properties typically respond faster than agency rentals.
Access road
Steep concrete tracks and unsealed roads are common. Drive the access road yourself in the rain before committing.
Flooding & drainage
Low-lying plots near the ring road can flood during heavy rain (October–December). Ask the owner directly.
Noise
Bars, construction sites, and roosters are the three main noise sources on Samui. Visit at night and in the morning if you can.
Deposit terms
Standard is one to two months’ deposit. Get the refund conditions written into the contract, including the inspection process.
Cleaning
Clarify whether weekly cleaning is included, optional, or your responsibility. Same for pool and garden maintenance in standalone houses.
Owner communication
Direct contact with the owner avoids the ‘agency middleman’ problem when something needs fixing. Ask who you’ll actually be messaging.
